3 Things You Can Do to Take Advantage of the Current Market

Here’s my advice for buyers and sellers in today’s market.

Want to Buy a Home? Search All Homes
Want to Sell a Home? Receive a Home Value Report

There is no denying it: The Coachella Valley real estate market is hot! The governor’s new stay-at-home restrictions have changed nothing as far as your ability to buy and sell real estate in the Valley.

I am sharing three tips you can implement right now, whether you are a buyer or seller, to ensure you are positioned to maximize the opportunities the current market provides:

The most important decision you will make before selling or making a purchase in today’s market is partnering with an agent who understands it. Ensure the agent you partner with can also lead you to a better understanding of it. Having a solid grasp of the local market upfront will allow you to make decisions confidently and quickly (prompt decisions are key right now) throughout a transaction, with less stress and anxiety and maybe, most importantly, with proper expectations.

The Coachella Valley, and each community and price point in the valley is unique in how it is reacting to current market conditions. Local market knowledge is key when choosing an agent to partner with; we have our finger on the pulse of this market and share some of our hyper-local market insights with clients through a bi-monthly, detailed local market update.

The second tip is to put your best foot forward. When competing against other buyers in a fast-paced market, buyers must be offer-ready. Get your finances in order, make your deposit easily accessible, and get pre-approved if you need a loan (not pre-qualified). Be prepared to make the strongest offer possible first.

Having your home show-ready is still
essential in a seller’s market.

Sellers: Though we are in a seller’s market, your home still has to hit the market at the right price and show well if you don’t want to leave money on the table.

A home that lingers in this market will raise questions immediately to prospective buyers about the property and why it hasn’t sold. Pricing your home properly upfront is critical to gaining maximum interest from prospective buyers, which will ensure you get the strongest offers possible in the shortest amount of time.

Likewise, having your home show-ready is still essential in a seller’s market. Depersonalize, declutter, clean, stage, and take care of easy deferred maintenance. The closer your home looks to a model, the closer you will get to maximizing your proceeds at the end of the transaction. As part of the service to our sellers, the Jelmberg Team will help guide you through which projects are worth tackling and provide access to our vast referral network of vendors and contractors.

Lastly, be prepared to act decisively. Partnering with a knowledgeable agent and taking the right steps to prepare to write or receive an offer will allow you to make the timely, confident, and informed decisions necessary in the current market. While the strict safety requirements to show properties haven’t stopped showings, it has logistically slowed them enough that a buyer should be prepared to write an offer on a popular property after seeing it once. The Jelmberg Team provides virtual reality 360° tours for all its listings as a tool for buyers to search more efficiently and to create maximum exposure for our listings while limiting the number of showings for both buyers and sellers.
